The subject area does not have legal access to any public roadway. The successful bidder will have to provide legal access to the subject area. Access to Route 45 is strictly prohibited and will be set out in the deed of conveyance as such.
The subject area is unimproved. It has a mixture of trees and open area. The topography runs from flat to steep.
There is an existing sewer easement with the city of Kansas City that dissects the northwest corner, which is also located in a 100-year flood plain.
The subject has all utilities available including water, sewer, electricity, gas, telephone and cable T.V.

General Sales Information:
The subject area will be sold by sealed bid, with a minimum bid of $58,600.
Bids will be opened Thursday, December 18, 2008, 10:00 p.m., at the District 4 MoDOT Office, located at 600 NE Colbern Road, Lee's Summit, Missouri 64086. At that time, each bid will be publicly opened and read.
Responsibilities of the Successful Bidder:
The successful bidder will be responsible for providing and paying for a signed and sealed survey and legal description before closing the transaction. A Registered Land Surveyor must provide the survey within a 60-day period (the period will start upon signing a Sales Agreement). A copy of the survey will be provided to the Seller prior to closing and will be used in the conveyance deed to the successful bidder (any utilities of record must be included also).
The successful bidder will be responsible for all recording fees and related closing closts (if any).
Bids must be submitted on the bid form provided. Forms are also available at the District 4 office.
